Client Success Story – How We Helped Sanjit

We wanted to share with you, our client success stories.
Sanjit is a portfolio landlord, which from a lender’s perspective means he owns more than 3 buy to let properties. Sanjit actually has a portfolio of 14 properties and was advised by his accountant to incorporate his portfolio, creating a new Limited Company known as an SPV (Special Purpose Vehicle). This was advised as it is a more tax-efficient way of running his lettings business.
The newly formed Limited Company needed to raise the funds required to purchase the portfolio of property from Sanjit. His income from his property portfolio is Sanjit’s only income, so for this reason, not all lenders would actually lend.
We spent time getting to know Sanjit and understanding his portfolio, helping him to put together a portfolio spreadsheet, which we presented along with his mortgage application to a lender happy to fund the £1.6m required. The result being his entire portfolio is now owned under his Limited Company. Due to his accountant’s advice, Sanjit also wasn’t required to pay stamp duty or capital gains tax on the transaction. Bonus!
