Keeping Dad owning his own home

The Client

Sandra lives with her Dad and they owned the property jointly. Her Dad being 78 also lived in the property but didn’t contribute to the mortgage.

The Challenge

As Sandra’s Dad was 78 and on the deeds of the property, she was struggling to find a lender that would lend to her as the banks she approached wouldn’t lend due to Dad being over 70 at the time of application. She was advised that she needed to remove her father from the mortgage and therefore deeds of the property, something neither of them wanted to do as this didn't give her Dad any long security.

The Solution

We were able to source Sandra a high street lender that understood the mortgage would be fully afforded using Sandra’s income. As there was no need to take any of Dad’s income into consideration, the bank was happy to keep him on the mortgage and the deeds of their home ignoring his age. Result, a very happy father and daughter getting exactly what they wanted.
